Glade Run Development Updates

Update 3/26/25

Expect Townhouses in Phase 1 to start to be occupied July 2025.  Single Family Homes in Phases 1 and Phase 2 will likely begin construction this summer.  Expect Spring to early Summer paving to begin in eastern portion of Phase 3.  Paving in western portion of Phase 3 to start early 2026.  Single Family Homes in eastern portion of Phase 3 to be constructed late July and occupied starting in November 2025.  Paving of Phase 4 is expected to occur June 2026.  Waterlines will be installed on a phase-by-phase basis.  Prior to homes in Phase 4 being occupied, expect the widening of the western section of Muntz Road.  The occupancy of Phase 3 will trigger a turning lane to be added at the Main entrance to the development off of Route 68.

What’s the clearing on the opposite side of Route 68?  The developers have decided to add an additional retention pond for the collection of any excess stormwater.

A project of this stature is vastly complex, with a lot of moving parts.  There continues to be good communication between the entities involved, and the developer has been addressing concerns as they develop.  Zelienople Borough will continue to provide updates through the borough website.

Update 10/4/24

The Developers continue the grading and erosion control for Phases One and Two.  The project is moving forward with sewer, storm water management, paving, and then utilities, with hopes of the construction of a few model homes by the end of 2024. 

The roads are being graded and developed for both phases.  Included in this update is an illustration depicting the layout of the future placement of the streets for the entire development.  There will be two access points, one connecting Oakdale Drive, and the other is the main entrance from Route 68.  These have not changed from the approved plans originally submitted.

With the grading work in Phase One and Two, there has been continuous movement of earth.  The transfer of dirt in the dry conditions began to stir up dust.  The Developers are spraying the ground with water to minimize the dust.

The Developers have started with the mowing and grading of earth and erosion control for Phases One and Two.  This is generally followed up with sewer, storm water management, paving, and then utilities.

The Developers will try to minimize removing trees within the buffer zone as much as possible, where they do have to remove any trees, they will plan on replanting.

With the grading work in Phase One and Two of the areas depicted, they will be removing dirt.  The future houses will be sitting lower than the existing ground, which means that we will be planting the trees on the top portion of the slope and closer to the affected properties.  This should provide the maximum amount of buffering with the trees.  Expect the Developers to be grading the eastern portion of the project, the week of July 15th
